Editor's Note

Keeping it short this week … because I’d rather show than tell.
This issue is all about a custom GPT I built to handle one of the most tedious parts of a buyer-side transaction: inspection reports.

If you’ve ever lost 2 hours crafting repair amendments or searching for the right language, this is your new favorite tool.

I break it down beow.

🛠️ Tool Spotlight: Repair Analyzer GPT

Most GPTs don’t understand real estate.
This one does … because I trained it to.

But first, let’s dive into what a GPT is and why it’s different from just prompting in ChatGPT.

What’s a GPT (And Why Should You Care)?

Typing into ChatGPT is cool.
But a Custom GPT is trained for a specific job, like writing repair amendments.

Instead of explaining what you need every time, it already knows what to do.
You paste in the info, and it gets to work.

Less typing. More doing.

Here’s a quick chart explaining below:

Okay, so back to the Repair Analyzer Pro, and here’s what it does:

→ You paste in an inspection report
→ It instantly identifies top critical issues
→ It estimates repair costs and drafts an email-ready amendment
→ You review for correctness, polish, hit send and move on with your life

I’ve used this tool mid-deal, under deadline, and done.

It works. Period. And we are still tweaking it.

💬 Prompt Swipe:

Here are a few ready-to-copy lines to start using this logic yourself:

Buyer Side Prompt:

“Review this inspection report and summarize the 3 most urgent repair items. Estimate cost and draft a repair amendment in plain English.”

Seller Side Prompt:

“Review the inspection report and generate a seller response email that preempts buyer concerns and frames items as minor.”

Follow-Up Prompt:

“Create a response email that acknowledges key repairs and offers a credit solution with strong but collaborative tone.”

Short. Tactical. Useful.

Did You Know? The average agent spends 6–8 hours writing repair responses per month. With a trained GPT, that drops to under 45 minutes.
